This weekly summary shows the real estate market for Townhouse and Condos in Oceanside, CA.

A good sign that the market is recovering is DOM, which means days on market. From this summary
you can see that the amount a townhouse or condo is on the market is down, which means it is selling quicker.

Condos and Townhouses are greatly less expensive than single family homes in Oceanside.

The Supply and Demand of Oceanside Real Estate

Trends are lower for this week, and the previous weeks. Pricing on condos and townhouses are staying
relatively the same.

Home Sale Inventory LOW in Oceanside

WoW! Check out what has happened to Oceanside, CA home inventory in that last year.

Review: In January 2008 Oceanside had a home inventory of 950 homes on the market for sale. In February 2008 the inventory peeked - meaning Oceanside had way too much inventory and home prices continued to drop. Over the next couple of months, the level of homes on the market plateaued. In the beginning of 2009 home inventories were slightly down, at 750 available homes for sale. In april 2009 something new and exciting took place, homes started getting purchased. This home buying trend has lead to a super low current home inventory --- From July to mid November 2009 the inventory is staying at only 250 homes on the market!

In the year 2009 between the months of March to June over 500 homes sold in Oceanside!

Low inventory affects buyers because there are less homes to choose from, homes get sold at more competitive prices, and there is a lot of bidding on each available home. San Diego North County, especially Oceanside California Real Estate is experiencing a HOT SELLERS MARKET!!!!!

This Week In Oceanside: Single Family Home Sales Have Been Exceeding Inventory For Weeks!

Oceanside Single Family Home Sales have been EXCEEDING inventory for weeks!

Which shows a consistent upward shift in Oceanside Real Estate Market.

In addition, goods news for Oceanside Home Owners, the median listing price of Oceanside homes are INCREASING!
Mediam home listing prices have increased to $357,000. (Which is STILL a great deal on a single family home so close to the beach!)

Want to stay current on Oceanside's Market? Subscribe for these weekly updates now!

This general upward pricing could push up consumer confidence in the Oceanside Real Estate Market. In my opinion, many buyers will feel confident when making a purchase in a home. Home prices after the sale may go up, rather than down, giving the buyer immediate equity.

What Does The USS Midway and San Diego Chargers Game Have In Common?

Yes, they're both big, located in beautiful San Diego, CA, a must-see for visitors...and this weekend, I personally saw them for the first time. What a great weekend!
Chargers won 43 to 14 to the Chefs. I spend Thanksgiving weekend with my wife and her father and we took him and ourselves to tour USS Midway - then to the Gaslamp district for a beer and dinner.

Check Out my Latest Testimonial: "We met Oliver Indra at....

"We met Oliver Indra at an open house and were immediately attracted to his friendly personality and his knowledge of the current foreclosure market.  We told him of our interest in buying a condo as an investment, and he shared that he had just sold two units to another investor.  Over the next several months he sent us new listings as they came up, and made himself available to show us the units from time to time.  Finally we found one that we liked, made an offer, commencing the “dance” with the bank.  On that one our “best and final offer” came in second.  Then we found another unit in the same complex that we were eventually able to purchase.  Oliver’s strengths are his attention to the client’s needs, patience with the process, his availability, and persistence in following through.  It was a pleasure to work with him."

Sniff, Swirl, Taste .... Gone Wild Wine Tasting In Temecula

I already feel lucky to live in sunny Southern California, but having Temecula Wine County just 30 mins away from my Oceanside home is divine!

Yesterday I took a half day off from being Oceanside's Realtor and a group of friends went wine tasting....

Click here for Suggestions on How To Go Wine Tasting in Temecula

We visited Wilson Creek, Ponte, and South Coast Winery....where we ended up staying and lounging in their huge cabin-like bar and restaurant.
Which left us wanted more...and with an aim to try out the not-so-well-known wineries next time.

Enjoying Happy Hour In Carlsbad with Past Clients (New Friends)

Wednesday night Happy Hour in Carlsbad at the well...um...G Spot. (I didn't name it.)

We met Linda and Rick a few months ago, they ended up purchasing a couple of investment condos in Vista, CA.
Now they are really good friends of ours and we love meeting up with them on Wednesday nights, either to check out local
brands at the Brooks Theatre in Oceanside, just blocks away from the beach, or other Happy Hour destinations.

207 Homes SOLD in OCEANSIDE in Oct '09!!!

The economy may be down, but Oceanside is moving along quickly compared to it's neighboring beach cities.

In October alone, 207 homes were sold in Oceanside. Ever wonder who is buying and with what means? So did we.
That is why we put ourselves up to the task of collecting the following data. Here is what we found:

Out of the 207 Homes:

70 were cash
72 were conventional loans
43 FHA financing
20 VA financing
2  other

Most AFFORDABLE home purchased in Oct? $ 160.000 - what a deal!
Most Expensive home purchased in Oct? $ 665,000

This shows that: Every 3rd home is purchased with all cash, another 3rd is conventional, and only every 10th home is sold with VA. Looks like VA buyers are having a rougher time getting offers accepted.

Wanted to share this heartfelt testimonial I received from my last buyer!

Dear Oliver,

This letter is to thank you for helping us to purchase our beach residence.  Your knowledge, and expertise had provided us with a flawless process, from the initial offer submission to the final close of escrow; and your personal delivery of the key made us feel very warm, and extremely happy.

Your knowledge of the Oceanside local real estate market had provided us with the utmost advantage in making our offer, and the offer was accepted immediately.  Your knowledge of the market is second to none; and this knowledge is very important for us to make the right offer at the right time, for we all know that the current real estate market has made the offer process very difficult, as any buyer would face with multiple-offer competition.

Additionally, your expert guidance through the escrow process, and the multitudes of activities any buyer would face made our buying a rather pleasant and quick experience.  With your guidance, your coaching along the way, we went though the process, and completed and had possession in less than 4 weeks.  This is phenomenon, for buying real estate is … I would say – not simple; and yet with you it was a “piece of cake

We enjoy the place very much; and extremely happy with the purchase.  Lien and I would like to offer our thanks, and appreciate very much that we have you to help us.

We would be glad to recommend you to any of our friends, and relatives should they have a need to purchase real estate.  In deed, I have already recommended my own brother to contact you.  Please also send our regards to your beautiful, lovely wife Melia (I hope that I spell her name correctly, and not getting you in trouble).

Best regards and Keep up the Great Works,

Lien and Michael
