Fire Mountain and local Realtor - Market Update


Hi! 
I’m Melia Indra, a resident of Fire Mountain and local Realtor since 2008. I love our Fire Mountain neighborhood and wanted to re-connect and provide information on what real estate service we provide as well as current market statistics. 
Last week I visited a few neighbors to give them the update on their homes. I shared that inside our small community of around 450 - there were 11 active listings. A healthy market has around 6%-10% active listings. 11 active is only 2.4% - so a very low inventory - which is great for Sellers, but not great for Buyers. I went door knocking to see who was interested in selling their Oceanside home. Guess what, not many. Turns out Fire Mountain residents really love living in Fire Mountain, and for the most part they found their 'forever home'. 
In the past six months, there were 21 solds in 2015. With an average of 25 days on the market and average of $350 dollars per square foot, averaging $620,000 sales price. Fire Mountain has a variety of homes, from large estates to small 1950 bungalows - so the price range really goes from $550,000 (a fixer) to $1.599 million (current listing on 1894 Avocado )
