Condos and Townhomes In Oceanside: Real Estate is Selling Quicker

This weekly summary shows the real estate market for Townhouse and Condos in Oceanside, CA.

A good sign that the market is recovering is DOM, which means days on market. From this summary
you can see that the amount a townhouse or condo is on the market is down, which means it is selling quicker. 

Condos and Townhouses are greatly less expensive than single family homes in Oceanside. 

The Supply and Demand of Oceanside Real Estate

Trends are lower for this week, and the previous weeks. Pricing on condos and townhouses are staying
relatively the same.

Home Sale Inventory LOW in Oceanside

WoW! Check out what has happened to Oceanside, CA home inventory in that last year.

Review: In January 2008 Oceanside had a home inventory of 950 homes on the market for sale. In February 2008 the inventory peeked - meaning Oceanside had way too much inventory and home prices continued to drop. Over the next couple of months, the level of homes on the market plateaued. In the beginning of 2009 home inventories were slightly down, at 750 available homes for sale. In april 2009 something new and exciting took place, homes started getting purchased. This home buying trend has lead to a super low current home inventory --- From July to mid November 2009 the inventory is staying at only 250 homes on the market!

In the year 2009 between the months of March to June over 500 homes sold in Oceanside!

Low inventory affects buyers because there are less homes to choose from, homes get sold at more competitive prices, and there is a lot of bidding on each available home. San Diego North County, especially Oceanside California Real Estate is experiencing a HOT SELLERS MARKET!!!!!

This Week In Oceanside: Single Family Home Sales Have Been Exceeding Inventory For Weeks!

Oceanside Single Family Home Sales have been EXCEEDING inventory for weeks! 

Which shows a consistent upward shift in Oceanside Real Estate Market. 

In addition, goods news for Oceanside Home Owners, the median listing price of Oceanside homes are INCREASING! 
Mediam home listing prices have increased to $357,000. (Which is STILL a great deal on a single family home so close to the beach!)

What Does The USS Midway and San Diego Chargers Game Have In Common?

Yes, they're both big, located in beautiful San Diego, CA, a must-see for visitors...and this weekend, I personally saw them for the first time. What a great weekend!
Chargers won 43 to 14 to the Chefs. I spend Thanksgiving weekend with my wife and her father and we took him and ourselves to tour USS Midway - then to the Gaslamp district for a beer and dinner.
